Assessments


Along the Trail by Linda BakerAssessments are billed quarterly on the first of January, April, July and October.  Payment is due within 45 days of the billing date.  Association members may choose to set up a monthly payment plan, pay as billed or pay in advance. 

The 2018-19 Fiscal Year Assessments are:
General Association Assessment    $241
Water Assessment                             $  54
Total Quarterly Assessment             $295

 

Optional Fees and Charges

Storage Units: Individual storage units are available for Association members’ use.  The size of the units vary with charges ranging from $10 to $17.50 per month.  Storage unit rents are billed separately on the quarterly statement.

RV Storage: A storage area for RV’s, boats or automobiles can be rented by Association members for $25 per month; with an electric connection, the fee is $10 per week or $1.50 per day additional cost. 

Campground:  The Association maintains a campground with electric and water hookups and a waste dump.  Association members can rent space in this campground for themselves at $5 per day or for their family or friends use at a $10 per day fee.

Clubhouse Reservations:  Clubhouse reservations require a non-refundable reservation fee of $25 and a $50 refundable damage deposit, payable when the reservation is made; if the kitchen is used the charge is a non-refundable $25.

Association Finances

Operating Budget  – Members of the Association vote on the budget for the coming fiscal year at the June Annual Meeting.  Items in the budget cover all projected income and expenses categorized by source.  The Board has the option of using items from one category to cover expenses in a different category throughout the year, while working toward the goal of adhering to the total amount approved by members.

Reserve FundsMembers of the Association approved establishing reserve funds to cover future costs of maintaining our roads, dike, water system and general infrastructure.  These funds are separate from the annual operating budget and invested in money market funds or certificates of deposit.

Annual Audits  –The Associations financial policies, procedures and records are audited annually by a certified public accounting firm specializing in homeowner associations.
